Effective from 11 August 2026
These terms govern the rental of Deer Villas holiday villas in Hin Kong, Koh Phangan, Thailand, booked through deervillas.com.
The villas are operated by DeerVillas Group s.r.o., Company ID 10709169, with its seat at Na Folimance 2155/15, 120 00 Prague 2, Czech Republic (the operator). The operator is not registered for VAT. Contact: info@deervillas.com.
You book by sending the form on the website, by e-mail or by phone. A sent booking is a request, not yet a confirmed stay. The contract is concluded once we confirm the booking in writing, usually by e-mail, and we state the price, the dates and the payment details in that confirmation.
Prices are per villa and night in euros and include water, electricity, wifi and the final cleaning. A deposit of 30 percent of the price is due within 5 days of our confirmation, the rest 30 days before arrival. If you book less than 30 days before arrival, the full amount is due at once. Payment is by bank transfer, we send the bank details with the confirmation. The booking becomes final once the deposit reaches our account.
You can cancel in writing at any time. What we return depends on how far ahead you tell us:
We will always try to move your stay to another date instead of cancelling it, subject to availability. If we have to cancel the stay ourselves, we refund everything you have paid, in full.
Check-in is from 15:00, check-out by 11:00. Different times can be agreed in advance if the villa is free. Please tell us your approximate arrival time so we can hand over the villa in person.
The villa is for the number of guests agreed in the booking. Please respect the quiet of the area, especially between 22:00 and 08:00, and do not hold parties or events without our agreement. Smoking is allowed outdoors only. The pool is unsupervised and used at your own risk, children must be accompanied by an adult.
We are dog-friendly and dogs are welcome in the whole villa and the fenced garden. Please tell us about your dog in the booking. Dogs are not allowed on the beds or the sofas, are not left alone in the villa, and you clean up after them in the garden. You are responsible for any damage or extra cleaning your dog causes.
Please treat the villa and its equipment with care. You are liable for damage you or your party cause beyond ordinary wear. We are not liable for valuables left in the villa, nor for events beyond our control such as power or water outages, extreme weather or a flight cancellation.
If anything is not as it should be, tell us during your stay, so we can fix it while you are still with us. Write to info@deervillas.com, we will handle your complaint without undue delay.
The contract is governed by Czech law. Consumers may also turn to the Czech Trade Inspection Authority for out-of-court settlement of disputes (coi.cz). We may amend these terms, but a confirmed booking is always governed by the wording in force when it was confirmed.
